Scottish roofs are magnets for biological growth. The damp climate, combined with atmospheric pollutants that feed algae, means most roofs develop visible moss, lichen, and algae within 8-12 years of installation. Left untreated, the growth retains moisture against the tile surface — accelerating frost damage, lifting tile edges, and eventually forcing water past the underlay. A roof that should last 50 years can need replacement in 25. The good news: a single soft wash treatment restores the roof, kills the growth at the root, and inhibits regrowth for 4-7 years.
Soft washing is fundamentally different from pressure washing. We apply a biocidal solution (typically a quaternary-ammonium or benzalkonium-based chemistry) at low pressure — around 5 bar, the same as a garden hose. The biocide soaks into the tile, kills the moss, algae, and lichen at the root structure, and breaks down over 4-12 weeks. The dead growth then washes away naturally with rain. No tiles are lifted, no granules are stripped, no underlay is compromised, and no warranty is voided. Pressure washing a roof, by contrast, strips the mineral granules from concrete tiles, cracks clay and slate, and forces water past the tile laps — a catastrophic method that we refuse to use.
We soft-wash all common Scottish roof types: concrete interlocking tiles (Redland, Marley, Sandtoft), clay pantiles and plain tiles, natural slate (Welsh, Spanish, Westmorland), and fibre-cement slates. Each material responds slightly differently — slate is non-porous and needs a longer contact time, concrete is porous and absorbs the biocide readily, clay sits in between. We assess the roof from the gutter line before quoting, identify the dominant growth (moss, lichen, algae, or a mix), and recommend the right biocide strength and contact time. For particularly steep or tall roofs, we use IRATA-certified rope access or a cherry-picker — we never walk on a roof unless absolutely necessary.

Roof survey & growth identification
We survey the roof from the gutter line (or via drone if needed), identify the dominant growth (moss, lichen, algae, or mix), assess tile type and condition, and recommend the right biocide strength. Pre-existing damage (cracked tiles, slipped laps, missing ridge) flagged for your roofer before we treat.
Gutter protection & ground sheeting
Before treatment, we cover downpipes, divert gutter runoff to a soakaway, and lay ground sheeting to protect plants, patios, and pathways. Biocide chemistry is HSE-approved and diluted to plant-safe concentrations, but we still protect by default — no risk to your garden.
Biocidal low-pressure application
Quaternary-ammonium biocide applied at 5 bar (hosepipe pressure) using a fan jet. Solution soaks into the tile, killing moss, algae, and lichen at the root structure. 30-minute contact time, then rinsed with clean water. Tiles are not damaged, granules are not stripped, warranty is preserved.
Moss debris manual removal
Where moss growth is heavy (typical on north-facing slopes and concrete tiles), we manually remove the worst of the moss before treatment — gently, by hand or soft brush, never with a scraper. This speeds up the rain-wash process and reduces the biocide strength needed.
Gutter clear-out (post-treatment)
After treatment, dead moss and lichen will wash into the gutters over the next 4-12 weeks. We return at week 6 to clear the gutters — included as standard, not an add-on. Blocked gutters cause more roof damage than the original moss, so this step is critical.
Regrowth inhibitor & 5-year warranty
The biocide leaves a residual inhibitor in the tile surface that prevents regrowth for 4-7 years depending on conditions. We provide a 5-year regrowth warranty — if visible moss returns before year 5, we'll re-treat free of charge. Annual inspection visit at year 3 included as standard.
