Concrete sealing is the most cost-effective way to extend the life of any external concrete surface. Unsealed concrete is porous — typically 8-15% air by volume — and those pores absorb rain, oil, de-icing salt and organic matter. In a Scottish winter, water absorbed into the surface freezes, expands, and causes surface spalling (the characteristic flaking you see on old concrete steps). Sealing closes those pores and breaks the freeze-thaw cycle.

There are two fundamentally different categories of concrete sealer and they suit different situations. Penetrating sealers (silane, siloxane, siliconate) soak into the concrete and react with the silica in the pore structure, forming a hydrophobic barrier below the surface. They don't change the appearance, don't make the surface slippery, and last 7-10 years. They're ideal for driveways, paths, and anywhere you want to keep the original concrete look. Film-forming sealers (acrylic, polyurethane, epoxy) sit on the surface and create a visible gloss or satin finish. They enhance colour, resist oil and chemical spills better, but need re-application every 3-5 years and can be slippery when wet.

We always seal after a fresh pressure wash — never onto an unwashed surface, never onto a wet surface, and never onto a surface that hasn't cured properly (new concrete needs 28 days before sealing). Concrete moisture content is checked with a Tramex meter before application; if the slab is too wet, we'll rebook rather than trap moisture under the sealer, which causes cloudy patches and eventual blistering.

Surface preparation

Concrete is pressure-washed, degreased where oil contamination exists, etched with a mild acid if the surface is power-floated smooth, and allowed to dry to below 4% moisture content. Sealer applied to a wet or contaminated surface is the single biggest cause of premature failure.

Penetrating silane/siloxane sealer

For driveways, paths, patios and external slabs where you want to maintain the original concrete look. Soaks in below the surface, forms a hydrophobic barrier, doesn't change appearance, doesn't create slip risk. 7-10 year service life.

Film-forming acrylic sealer

For decorative concrete, stamped concrete, exposed aggregate and coloured concrete where you want a gloss or satin 'wet look' finish. Enhances colour, repels oil, UV-stable. 3-5 year service life before re-coat.

Polyurethane & epoxy sealers

For garage floors, warehouse slabs, workshops and high-traffic commercial areas. Higher chemical resistance than acrylic, harder-wearing, longer service life (5-7 years). Two-component products, mixed and applied on the day.

Anti-slip additive

For any sealed surface that will be walked on when wet (ramps, steps, pool surrounds, sloped driveways), we add a fine aluminium oxide or polymer grit to the final coat. Mandatory on commercial premises under HSE guidance.

Cure & aftercare guidance

Foot traffic after 4-6 hours, vehicle traffic after 24-48 hours, full chemical cure at 7 days. We provide a written aftercare sheet and a re-coat reminder at the appropriate interval for the chosen sealer.

Surface assessment

Concrete age, finish (trowelled, brushed, stamped, exposed aggregate), moisture content, contamination, and existing sealer. We test for sealer residue — applying new sealer over old failed sealer causes peeling.

Clean & dry

Pressure wash, degrease if needed, acid-etch if power-floated smooth, and allow to dry to below 4% moisture content (Tramex-tested). This typically takes 24-48 hours of dry weather.

Sealer application

Two coats of chosen sealer applied by sprayer and roller, with anti-slip additive in the final coat on walkways. Coats applied 'wet-on-tacky' for proper chemical bond — not wet-on-dry, not wet-on-cured.

Moisture-tested before sealing

We check concrete moisture with a Tramex meter before any sealer application. Sealing wet concrete traps moisture and causes cloudy patches and blistering. We rebook rather than risk it.

Breathable penetrating sealers

Silane/siloxane sealers form a hydrophobic barrier below the surface but remain vapour-permeable — moisture already in the slab can escape. Non-breathable sealers trap moisture and cause failure.

Anti-slip additive on walkways

Mandatory on ramps, steps, pool surrounds and sloped driveways. We add aluminium oxide or polymer grit to the final coat. Don't let anyone seal a walkway without it.

7-10 year service life

Penetrating silane/siloxane sealers last 7-10 years on external concrete. Film-forming acrylics last 3-5 years. Polyurethanes last 5-7 years. We'll recommend the right product for your surface and exposure.

Sealer residue tested

Applying new sealer over old failed sealer causes peeling. We test for residue during the assessment and strip back where required. Most companies skip this test — we don't.
