Why co-working spaces needs a specialist

Not a generalist. Not a franchise template.

A genuine sector-led protocol delivered by crews who know your regulatory landscape, your audit rhythm, and the cost of getting it wrong.

Co-working space cleaning is the discipline of high-turnover shared surfaces. Members hot-desk, share breakout areas, book meeting rooms by the hour, host clients in lounges, and expect everything to feel fresh and premium every time they walk in. Maundy Clean has spent over a decade inside Scottish co-working spaces, from 50-desk independent flexi-space operators to multi-site serviced office chains.

Our co-working division operates a member-aware model. A day porter (8am–8pm) handles continuous touchpoint cleaning — desk resets between users, meeting room turnover between bookings, lounge refresh, kitchen restock, phone-booth sanitisation. A nightly reset team (10pm–2am) handles the deep work — floor machine-scrubbing, kitchen deep clean, WC sanitation, carpet spot-cleaning. Event-ready surge capacity handles member events, workshops, and networking sessions.

We understand the rhythm of a co-working space: morning rush 8:30–10am as members arrive and grab a desk, lunch peak 12–2pm with kitchen and lounge pressure, afternoon meeting-heavy, evening wind-down 5–7pm, evening events 6–9pm, then overnight reset. Our crews work around all of it — day porters are part of the member experience (friendly, branded uniforms, never intrusive), nightly reset happens after the last member leaves.

Compliance & Standards

The frameworks we work to.

Every protocol, every checklist, every audit trail — mapped to the standards your regulator expects to see.

BSIF
British Cleaning Council Standards

Our protocols align to British Cleaning Council recommended standards for flexi-space cleaning — covering frequencies, methods, and audit criteria.

COSHH
Control of Substances Hazardous to Health

Every product carries a current COSHH datasheet. We use low-fragrance, food-safe sanitisers in kitchens and member-facing areas.

HSE DSE
HSE Display Screen Equipment Guidance

Shared DSE equipment (monitors, keyboards, mice) cleaned with screen-safe wipes between users — critical for hot-desk hygiene.

EN 14476
European Standard for Virucidal Activity

Shared touchpoints (door handles, light switches, lift buttons) wiped with EN 14476 virucidal disinfectant — protecting members from cross-contamination.

HSG 272
HSE Guidance on Legionnaires' Disease

We include water outlet flushing, temperature checks, and showerhead descaling in member shower facilities (where present).

GDPR
General Data Protection Regulation

Crews trained in member confidentiality. Hot-desks with documents are never touched. Member meeting room whiteboards are wiped on request only.

Challenges we solve

The pain points you stop worrying about.

We've spent years inside co-working spaces operations. These are the issues we get called about most — and the protocols we've built to eliminate them.

Hot-desk surface turnover

Members hot-desk — shared surfaces turn over every few hours. Our day porter wipes down monitors, keyboards, mice, and desk surfaces between users with screen-safe, food-safe sanitiser. Cross-contamination risk minimised.

Meeting room turnover between bookings

Meeting rooms are booked by the hour. Our day porter resets between bookings — chairs aligned, whiteboards wiped (with authorisation), glasses cleared, floor checked. Every meeting starts with a pristine room.

Member-facing discretion

Members pay premium rates and expect premium experience. Day porters are friendly, branded, customer-aware — part of the member experience, not a hidden back-of-house function. Never intrusive on calls or meetings.

Kitchen and lounge pressure

Kitchens and lounges are the most-used, most-judged spaces in a co-working facility. Our day porter restocks continuously, the nightly team deep cleans, and spot-cleaning happens throughout the day.

Event-ready surge capacity

Member events, workshops, networking sessions create surge demand. We provide event-response teams with 48 hours' notice — set-up, during-event porter, post-event reset.

Membership retention pressure

Member retention is driven by experience. Cleanliness is consistently in the top 3 factors in renewal decisions. Our protocols directly support your renewal rates — and we measure it.

Frequently asked

Co-Working Spaces — the questions we hear most.

Day porters wipe down hot-desks between users — quickly, discreetly, with screen-safe sanitiser. If a member is on a call, we wait. If a member has documents open, we skip that desk and come back. Member experience always takes precedence over cleaning schedule.
