Awnings are a significant investment — a single commercial shopfront awning can cost £2,000-£8,000, and a retractable residential sun awning £1,500-£5,000. Proper cleaning extends that investment by 5-10 years. The fabric (canvas, acrylic-coated polyester, PVC, mesh) degrades from UV, traffic film, bird mess and organic growth (algae, lichen, mould). Left untreated, the fabric becomes brittle, faded and prone to tearing in wind.
We clean awnings on-site without removal — this is critical. Removing an awning from its frame stresses the fixing points, distorts the fabric, and risks damage during transport. Our low-pressure chemical wash method uses extendable poles and soft brushes to apply a fabric-specific detergent, agitate, dwell, and rinse. The result is a deep clean without disassembly, and the awning is back in service the same day.
After cleaning, we can apply a fabric re-proofer (fluorocarbon or silicone-based) that restores water repellency and UV resistance. This is particularly valuable for shopfront awnings exposed to city-centre pollution, and for residential awnings in coastal areas where salt spray accelerates fabric degradation. Re-proofing extends the time between deep cleans and protects the fabric's structural integrity.

Fabric assessment & test patch
Every awning clean starts with a fabric identification (canvas, acrylic, PVC, mesh, coated polyester) and a test patch on an inconspicuous area. Different fabrics need different chemicals — what's safe on acrylic will damage PVC coating.
Low-pressure chemical wash
Fabric-specific detergent applied by extension pole and soft brush, agitated gently, allowed to dwell 5-15 minutes, then rinsed with low-pressure pure water. We never use high-pressure washers on awning fabric — it forces water through the weave and damages the waterproof coating.
Stubborn stain treatment
Bird mess, tree sap, exhaust soot, rust run-off and organic staining treated with targeted chemicals. Rust run-off (from the awning frame) is the most common stubborn stain — we use an oxalic acid-based remover that's safe on most awning fabrics.
Frame & mechanism clean
Aluminium, steel and timber frames wiped down, mechanism joints lubricated with silicone spray, and any visible corrosion treated. For retractable awnings, we cycle the mechanism 2-3 times to check operation and re-lubricate the moving parts.
Re-proofing (optional add-on)
After cleaning, we can apply a fluorocarbon or silicone-based re-proofer that restores water repellency and UV resistance. Particularly valuable for shopfront awnings and coastal residential awnings. Extends time between deep cleans.
Metal/alu awning cleaning
Powder-coated aluminium and pressed-metal awnings cleaned with a non-abrasive detergent and soft brush. Includes gutter trough cleaning (where the awning has an integral gutter), and touch-up advice for any powder-coat damage identified.

Optional re-proofer applied if requested. Mechanism cycled and lubricated. Before/after photos uploaded to your portal, and any fabric damage or frame corrosion flagged for your attention.
