Decking and fence restoration is one of the highest-ROI outdoor services we offer. A weathered grey softwood deck, properly restored, looks better than new — and the protective stain and seal extends service life by 5-10 years compared to untreated timber. Most Scottish decks and fences are pressure-treated softwood (redwood or whitewood) which has a 10-15 year service life when untreated and a 20-25 year service life when properly maintained on a 2-3 year cycle.

The restoration sequence matters. Pressure washing alone leaves the timber surface raised and furry (the lignin-degraded top layer lifted by water), which makes the deck splintery and the stain patchy. So we always follow pressure washing with a light sanding (60-80 grit), a fungicidal treatment, then the chosen finish. Skipping any of these steps is the difference between a finish that lasts 2 years and one that lasts 5+.

We're agnostic on finish choice — we'll apply whatever the client specifies, or recommend based on the timber and exposure. Penetrating oils (Osmo, Treatex, Osmo) sink into the timber and don't peel but need re-coating every 1-2 years. Film-forming stains (Sadolin, Sikkens) last 3-5 years but require full strip-back when they eventually fail. Solid stains (Cuprinol, Ronseal) are opaque and hide weathered timber but mask the grain. We'll always show you test patches before committing to a finish.

Inspection & repair assessment

Every restoration starts with a timber inspection. We identify rot, loose fixings, raised boards, failed sealant, and structural issues. We'll flag any boards, rails or posts that need replacement before restoration, with a separate fixed-price quote for the carpentry work.

Low-pressure clean

Variable-pressure wash at 800-1200 PSI with a fan jet — high enough to lift algae and weathered fibre, low enough to avoid raising the grain. Followed by a fungicidal treatment that kills spore beds and prevents rapid re-colonisation.

Light sanding

60-80 grit orbital sanding to remove the 'furred' surface left by pressure washing. This is the step most companies skip — and the reason their stain finishes fail within 12 months. We always sand, always.

Stain or oil application

Two coats of your chosen finish — penetrating oil, semi-transparent stain, or solid stain — applied by brush and pad, not spray, for proper absorption and even coverage. We mask adjoining surfaces and protect plants.

End-grain sealing

Cut ends and exposed end-grain (posts, board ends, balustrade tops) get an extra coat of wax-based end-grain sealer. End-grain acts like a straw, wicking water into the timber — sealing it is the single biggest defence against rot.

Fence panel treatment

Fence panels, posts and gravel boards pressure-washed, treated with fungicidal wash, and finished with a fence stain or preservative. Includes panel replacement quote if any panels are blown out, rotten or warped.

Low-pressure wash (800-1200 PSI), fungicidal treatment applied and left to dwell. Timber left to dry to 18% moisture content or below — usually 24-48 hours depending on weather.

Sand & prepare

60-80 grit orbital sand to remove raised grain, knock off splinters, and open the timber pores for stain absorption. Masking of adjoining walls, glazing and plants.

Stain, seal & finish

Two coats of chosen finish applied by brush and pad, with end-grain sealing on cut ends. Final inspection, touch-ups, and before/after photo log uploaded to your portal.
